Snow &
Ice Removal
Trigger-depth plowing, walkway clearing, and de-icing that keeps commercial properties and HOA common areas open and safe through North Idaho winters.
Built for
Heavy Snow-Load Winters
Kootenai County winters bring real accumulation, and a property that isn't cleared quickly becomes a liability problem, not just an inconvenience. We focus on commercial lots and HOA common areas, where access, ADA compliance, and slip-and-fall exposure are the highest stakes. Instead of waiting for a phone call once a lot is already buried, our trigger-depth contracts dispatch a crew automatically once snowfall hits your agreed threshold, so your property stays accessible through the storm, not after it.

Contracts Built for
This Climate
Kootenai County's heavy winter snowpack means a single storm can drop well past a typical trigger depth in one pass, so we build contracts around your property's actual risk, not a generic template. Shaded areas along the Spokane River corridor and north-facing lots tend to hold ice longer after a melt-refreeze cycle, which we factor into de-icing schedules. For HOAs, we coordinate common-area clearing with entrance and clubhouse priority so residents have safe access from the first push, not just once the main lot is done.
Plan Ahead
- Get your contract set up before the first storm. Snow accounts fill up fast each fall.
- Pair snow planning with your fall clean-up so beds and lawn areas are cleared before the snow flies.

Snow Removal FAQ
What is a trigger-depth snow contract?
A trigger-depth contract means we dispatch a crew automatically once snowfall reaches an agreed accumulation, commonly 2 or 3 inches, without you having to call and request service. It's the standard structure for commercial lots and HOA common areas that need to stay open and safe through a storm.
Do you handle snow removal for HOAs?
Yes, we work with HOAs on common area plowing, walkway and clubhouse entrance clearing, and de-icing, all under a seasonal or trigger-depth contract that gives the board predictable coverage instead of scrambling to line up a crew during a storm.
Do you offer residential snow removal?
Our primary focus is commercial properties and HOA common areas, where liability and access requirements are highest, but we do take on a limited number of residential driveway and walkway accounts each season. Ask during your consultation whether we have capacity in your neighborhood.
Is your de-icing product safe for concrete, plants, and pets?
We use de-icing products selected for the surface and setting, balancing melt performance against concrete and landscape safety, and we'll walk through product choice with any client who has pets, sensitive plantings, or decorative concrete on the property.
How do you bill for snow removal, per-push or contract?
We offer both seasonal trigger-depth contracts, which give you predictable budgeting and guaranteed dispatch, and per-push billing for properties with lighter or less predictable needs. We'll recommend the right structure based on your property type and risk exposure.
